Pre-auction lead = the real value
When the insolvency trustee asks ČÚZK for the debtor’s cadastral extract, that is a strong signal: the property is in the estate and will likely go to auction. A distress investor who sees it first can:
- Contact the debtor before the auction (often better for both sides than auction pressure)
- Prepare financing early, not in the last two days
- Value the property from title, area and easements — not from an advert
